What we are

PermitPrime is a document preparation service for short-term rental license applications. We are not a law firm, not a government agency, and not a licensing authority. Your local jurisdiction is the only entity that can approve a license. We help you assemble a complete, correctly-formatted packet and submit it through your own email account.

Your account

  • You must be 18 or older.
  • You must own the property you're applying for, or be authorized by the owner to act on their behalf.
  • One account per person. Don't share credentials.
  • You're responsible for the accuracy of information you give us — we can't fact-check whether you actually own the property or whether your residency claim is true.

Pricing & payment

  • $249 per application, charged at submission time via Stripe.
  • Government license fees (your town's actual fee — typically $150–$1,000) are paid by you directly to the town. We do not collect or hold those fees.
  • Refunds: see "Approval Guarantee" below for the no-extra-charge resubmission policy. For other refund requests, contact hello@permitprime.com within 14 days.

The Approval Guarantee

If your local clerk sends your packet back for any reason caused by something we prepared (missing form, outdated form, missing required document we should have anticipated, formatting issue), we will fix and resubmit at no additional charge. We'll keep working with you until your license is approved.

The guarantee does not cover, and we do not refund for:

  • Substantive eligibility issues your situation can't satisfy (e.g. you don't meet residency requirements, your zone is ineligible, the town is at its license cap, your property doesn't qualify under local rules).
  • Information you gave us that turned out to be inaccurate.
  • Documents you were responsible for obtaining and never provided (e.g. fire inspection reports the town requires you to schedule yourself).
  • Government actions outside our control (the town changes its rules retroactively, the town denies your application for reasons unrelated to packet quality).

If we're unsure whether a rejection is our error, we'll ask you and explain our reasoning before charging anything.

Use the free eligibility check for your jurisdiction before paying — that's how we keep the guarantee viable for everyone.

What you authorize us to do

  • Prepare an application packet using information and documents you upload.
  • If you connect Gmail: send packets to your local clerk from your Gmail account, with a copy to you and to a PermitPrime tracking address so we can capture replies.
  • Notify you when your jurisdiction changes its rules.
  • Use Anthropic's Claude AI to summarize rule changes (sensitive numbers like SSNs and bank accounts are redacted before processing).

What you do not authorize

  • We will never read your Gmail inbox. Our OAuth scope is send-only.
  • We will never sign documents on your behalf. You either type your name into the application yourself, or you complete remote online notarization with the actual notary.
  • We will never represent ourselves to your jurisdiction as the applicant. You are the applicant; we are a preparation service.

Acceptable use

You may not use PermitPrime to:

  • Submit false or misleading information to any government.
  • Apply for licenses on properties you don't have rights to.
  • Spam, harass, or otherwise misuse the clerk-communication feature.
  • Reverse engineer, scrape, or replicate our service.

We reserve the right to suspend accounts that violate these rules.

Disclaimers

We provide PermitPrime "as is". We don't guarantee that the information about your jurisdiction is current at every moment — local rules change. We do our best to detect changes daily and notify you, but you remain responsible for confirming current rules with your clerk before you act on our information.

We are not your lawyer. Nothing on this site is legal advice.

Limitation of liability

To the maximum extent allowed by law, our liability to you for any claim arising from your use of PermitPrime is limited to the amount you paid us in the 12 months preceding the claim. We are not liable for indirect, consequential, or punitive damages.

Termination

You can close your account at any time by emailing hello@permitprime.com. We can suspend or close accounts that violate these terms, with notice when reasonably possible.

Changes

We'll update the "Last updated" date when these terms change. Material changes will be emailed to active account holders at least 14 days before they take effect.

Governing law

These terms are governed by the laws of the State of Colorado, without regard to its conflict-of-laws rules.
